We manage multi -family residential properties, one of which is served by United Water. We offer a set return to our investors for providing the capital to purchase the properties. We charge a rent to our tenants that covers the operating costs plus the return to investors. Operating costs include the maintenance and repair, utilities (including water), and any capital improvements. Our tenants are mostly retirees, individuals with disabilities, and some families with low incomes. Most live on social security, minimum wage service- industry incomes, and/or some form of assistance income. Few if any have seen any increase in income in the past several years. They struggle financially and live month-to-month. We have been working with our tenants to reduce or maintain operating costs where ever possible, and then reflect the results in their rental rates. Our efforts are focused on reducing usage on utilities (including water), tenant participation in maintenance and repair, and indefinite deferral of our capital improvement projects. We have been successful in reducing usage of utilities including water (our most expensive utility) . The proposed rate increase will more than offset our usage reduction. The tenants do not understand how this can happen. This would be a tragic result. PLEASE DO NOT ALLOW THIS RATE INCREASE. Help all of us who are dealing with our own financial challenges, help ourselves. United Water needs their own cost reduction exercise and not a rate increase.
